Betsie Melter's Real Estate Blog: New Home Builders Back up and building and offer great deals for buyers in Chandler and Gilbert, AZ

I did market research today by driving around Chandler and Gilbert to look at the new models from builders. They are back to building and are offering big discounts and deals to entice buyers to buy new vs. a foreclosure or resale.

I started at Beazer in Seville (located at Higley and Chandler Heights in Gilbert). Beazer is offering impressive models on decent lots in the well known subdivision of Seville. They have 4 neighborhoods and can build 29 different models. Prices are starting at $182,900 for The Polaris model that is 1674 sq. ft. and go up to $289,900 for a 4010 sq. foot plan. Next I went to Shea Homes at Old Stone Ranch (located at Lindsay and Ocotillo in Chandler). Shea has smaller and larger home neighborhoods. I visited the smaller homes today which range from $226,490 for 1721 sq. ft. to $330,490 for 3298 sq. ft. The homes are on a little bit bigger lot then the Beazer homes.  They are offering $9,000 to use towards upgrades and $1,000 towards closing cost assistance. Lastly, I finished at Meritage Homes at Quail Springs (located at Gilbert and Ocotillo in Chandler). They took over the neighborhood that was formerly Brown Communities and are introducing their own models. They are promoting their $500 Moves You In specials. Zero down payment, easy qualifying and no closing costs. Their prices range from $211,900 for 1810 sq. ft. to $266,900 for 3174 sq. ft. Visit their website at www.makethemeritagemove.com

It was a good day for me. I haven't actually walked through new builds in over 4 years. The economy made a lot of the builders around us halt production so it is really great to see the flags waving again and offices open for buyers to walk in and buy a house.
